Why?
Well, when I invest in the apartment market it comes down to three things. The building... the location... and is it bank-friendly?
The building... Category A Heritage, defined as heritage places that have outstanding natural beauty, architectural or historical significance and The Guardian has all three. Built between 1914-18, the Guardian Trust Building was constructed from Kairuru marble and marks an important transition from Victorian commercial structures to the ugly modern office buildings we see today.
The location... The thing about character buildings is that they're often in the best locations. Why? Because they were the foundations of the city which has been developed around them. Only a minutes walk to Commercial Bay and neighbouring Auckland's high designer retails stores. With millions being spent on pedestrianising lower Queen Street, the location is only getting better.
Now, what does that mean for the values?
